- Efficiency discount is a fixed rule
Across all 16 matched pairs of energy-efficient and standard products we hold, covering UK resident, British expat and international resident ranges, the efficient product is exactly 0.10 percentage points lower every time. That consistency makes it a pricing rule rather than an offer. On £200,000 over 25 years, 5.53% against 5.63% is roughly £12 a month. The discount follows the property's energy rating, so it is decided by the home you buy rather than by anything in your application.
- A larger deposit does not always lower the rate
Going from a 20% deposit to a 35% deposit does not lower the two-year rate. In the UK resident range we checked, those products are priced identically at both tiers. The improvement appears only on the five-year products, and even there it is 0.13 percentage points. If you are stretching for a larger deposit, it is worth checking whether the product you want actually prices it in.
